Blair Shopping Center

This project was a combination of building demolition, reroof of an existing building and a new building addition along with new front façade.

The building demolition removed a portion of the existing structure with a lower eave height. This was an inherent problem to the owner for leasing long term. By adding a building addition with a much higher eave it allowed the tenants greater ceiling height. This building also aligned itself at the new roof line with the remaining existing structure. The remaining existing structure was a double slope pre-engineered metal building. We applied a new metal roof directly over the old roof. The old roof was left in place to allow the current tenants to continue to work as normal (this was mandated by the building owner). The new roof slope was changed from double slope to single slope to the rear of the building. About one half of the new re-roof area has a special post and channel built up system to allow for the slope change. The new roof itself is 56,000 square feet of standing seam 24 gauge metal installed with a mechanical seaming machine. The front facade wall is 30’-0”+ in height rising it over 5’-0” higher than the original wall height. The owner wanted this wall to be the predominate feature of the renovation. The building sets back from the main street 400’-500’ feet making the façade wall critical for customers to see.

The most unique feature of the facility is an indoor swimming pool which is utilized by one of the tenants. The existing structure was modified to allow for the pool area. A building column was removed and a jack beam replaced it to support the roof.
